TERms and conditions

 

The Yurts will be available from 4pm on the day of arrival and departure is by 10 am.

The 'Bluebell' Shepherds hut will be available from 4pm and departure is by 11am. 

We are a small family run business therefore unable to facilitate late check outs.

Sorry, but NO refunds/discounts for inclement weather, late arrivals or early departures.

​

Pets

Unfortunately, we do not accept dogs on the farm as we are on a working farm.

​

Parking

Your Yurt / shepherds hut is situated in an idyllic traffic free meadow, which is about a 2 minute walk from the parking area. We provide wheelbarrows to transport your belongings but please let us know if you need a hand. Please be aware that this is a working farm, with private houses and vehicles must park within the designated car park.

Payment/ deposit

50 % of the payment is due at the time of booking. If a booking needs to be cancelled, it can be, with a full refund up to 14 days before arrival date, less £10 cancellation fee.
If for any reason beyond the proprietors control, such as (but not limited to) fire, flood, power failure, your booking has to be cancelled, all monies paid will be returned to you, or you may book an alternative date. If for any reason you need to alter your booking dates, every effort will made to accommodate this.  However, alterations within 14 days of arrival are deemed a cancellation and as such our cancellation policy will apply.

Covid19 information- if we are forced to close due to government guidelines, we will repay all monies paid to us (minus £10 cancellation fee). But, would really appreciate if you would consider re-booking instead of cancelling. Unfortunately, if you decide to cancel due to covid19 our cancellation procedure is enforced. We strongly recommend that you take out your own insurance policy to cover you for cancellation due to Covid.

Breakages / Damage Deposit- A Good Housekeeping bond
We hold a pre-authorisation of £50 for all glamping bookings. This amount is held  for three days after your stay in case of any breakage
s, damages or if excessive cleaning is required after your stay. If any breakages or damage has occurred during your stay, please kindly inform us as soon as possible. If we receive noise complaints you may lose some or all, of the deposit.

By booking you agree that we have the right either during or after your stay to recover from you, whether via the credit or debit card used to pay for the break or otherwise, the costs of

• Any property or accommodation damage, and/or

• any compensation we may pay to others, and/or

• any other costs, fees or levies which we may incur, resulting from your or any member of your party’s action or inaction and from any breach of these terms and conditions.

External visitors

Other than those guests stipulated upon booking, no other visitors are permitted to visit the Accommodation or the Premises during your stay, unless by prior agreement.  The management  reserves the right to ask all visitors including the booking party to leave.

Cancellation Policy
We do not give refunds on cancellations made within  14 days before arrival date. In the event of a cancellation by us, our liability shall be limited to the return in full the monies paid.  If you have
to cancel prior to the 14 days of arrival, a refund will be given minus the £10 cancellation fee, for administration purposes. Requests for date changes will be at the discretion of the owner and can not be made within the 14 days of arrival.

Complaints Procedure

If you have an issue on arrival, text or call 07908614736  and we will try and remedy the situation or answer your question as soon as possible. We hope you enjoy staying with us but if you have a complaint about the Yurts or shepherds huts, we shall endeavour to make every effort to rectify any faults or make repairs to equipment as soon as possible.

Liability
You will be staying in a rural setting with live animals amongst other hazards. Whilst we take great care to keep you safe, accidents can happen and we are not held responsible for such accidents (to the greatest extent permitted by law). It is your responsibility to supervise any children. If you notice that any equipment in the Accommodation or on the Premises looks faulty and/or unsafe you must inform a member of staff as soon as possible. We strongly recommend that you take out travel insurance against the risk of accidents and your stay being cut short.

Little Oakhurst accepts no liability for theft, loss or damage, of whatever nature, during or as a result of a stay at the Premises

Guests, are jointly and severally responsible for all loss and/or damage to the Accommodation, the Premises, or any third party as a direct or an indirect consequence of their stay, irrespective of whether this was caused through actions or refraining from actions by themselves or any member of their party, as well as of all damage which is caused by any animal which they have under their responsibility.

Nothing in these conditions excludes or limits the liability of  Little Oakhurst:

• for death or personal injury caused by Little Oakhurst’s negligence.

• for any matter which it would be illegal for Little Oakhurst to exclude or attempt to exclude their liability.

Swimming in lakes or rivers, climbing trees and any other activity performed by the guests on the Premises is the responsibility of the guest and is done so at their own risk.

Dangerous items

No shotgun, knife, firearm, air weapon, archery equipment, fireworks (including sparklers), illegal substances or similar item may be brought onto the Premises under any circumstances by you or anyone in your party.

​

Recycling

Please recycle as much as possible in the recycling bins provided. Wipes, sanitary waste, cloths etc. must not be flushed down the toilets, please use the waste bins. Please do not litter and never put glass or bottle tops in the firepits or hot tubs.  

​

No Smoking
Please be aware that we do not allow smoking (including e cigarettes and vaping inside any of our accommodation). Please do not throw your cigarette butts on the ground, dispose of them appropriately.

Guest Responsibility
All bed linen, pillows, duvets and tea towels are included in your holiday price. We kindly request no bed linen or towels are removed from the property. Any badly damaged bed linen or towels which need replacing, will be charged for as will damage to items, furniture and fixtures.
We hope you enjoy staying at our accommodation and ask our guests to keep and leave the yurts and shepherds huts in a clean tidy condition. 
We reserve the right to charge if extra cleaning is required.
We ask all our guests to please remember there are other guests staying in adjacent accommodation and in residential properties nearby and therefore be mindful of noise, especially in to the evening, no loud noise or music outside after 9pm. Guests will be asked to leave if this request is not adhered to, or complaints are received. Please note none of the neighbouring properties are associated with the business so please call the mobile number -07908614736 in the first instance.

Guests must respect the Countryside Code and be sensitive to the wildlife on the Premises and also in the surrounding area. We reserve the right to enter your accommodation at any time for any reasonable purpose, for example, to make checks, maintenance work or housekeeping. Your occupation is not exclusive. The members of your party and the allocation of guests in each accommodation unit must remain the same for the whole of your stay. The maximum number of guests in each accommodation type (as stated on our website) must not be exceeded. If it is, we may move those additional persons to another accommodation unit and will charge you or them the appropriate full charge for the additional accommodation, from the date your party arrived for the break.

Guest Behaviour

Unless agreed otherwise, the guests have the right to occupy the Accommodation for recreational purposes only and for the paid period only, as stipulated in the booking confirmation. Guests undertake to behave in a proper, appropriate and legal manner with due respect to Little Oakhurst and Overhacking Farm, the Accommodation and other guests and their property. If, in Little Oakhurst’ absolute discretion, any guest behaves inappropriately or improperly, or illegally or in breach of these terms and conditions, Little Oakhurst reserves the right to ask the guest and their party to leave the Accommodation and the Premises before the end of the holiday period. Any refund for so doing will be at the absolute discretion of Little Oakhurst.

In addition, Little Oakhurst reserves the right to sue the guest for any loss, damage or injury caused to the Accommodation, the wider Premises or to other guests and/or their property. You are responsible for the behaviour of all members of your party. Behaviour should be in keeping with the rural environment and should not be aggressive, excessive, noisy or disruptive, especially at night. Offensive or illegal behaviour will not be tolerated and may result in the police being involved. Offensive or aggressive behaviour or language towards our staff is not acceptable. We may ask you and/or any member of your party to leave immediately if your conduct results in police attendance or is considered by us to be inappropriate; likely to cause harm; or impair the enjoyment, comfort or safety of anyone; or is likely, in our belief, to breach any of this agreement. No refunds or compensation will be given in these circumstances and we reserve the right not to accept any future bookings from you or any member of your party. You must not host any party or gathering during your stay at Little Oakhurst.

Children’s supervision and parental responsibility

There must be at least one capable and responsible adult over the age of 21 in the Accommodation. You are responsible for the supervision of all members or your party under the age of 21 who must be supervised at all times. This is particularly important as you are staying on a working farm. No guests are allowed to freely wonder around the farm. Guests who are not supervising their children responsibly may be asked to put appropriate arrangements in place or to leave the Premises.

In Case of Fire
On discovering a fire anywhere on the site, (if safe to do so please extinguish with fire extinguishers provided). Evacuate immediately and alert any other guests nearby. If necessary, raise the alarm by shouting Fire, Fire, Fire. Please call 999 immediately and report the location as Overhacking Farm, Stonyhurst , BB7 9PY. Thereafter please call 07908614736.

Return of Personal Belongings
For left belongings you are required to pay the cost of returning any items to you.  You may of course arrange to collect any items from us at your earliest convenience. Left items will be kept for a period of 1 month after departure and thereafter will be donated to charity.

No Tenancy

Your stay at the Premises will not give rise to any tenancy agreement between us.

​

Data Protection
All personal information supplied to us by you will be treated in confidence by Little Oakhurst and will not be disclosed to any third parties except where your consent has been received or where required by law. In order to provide you with a service, this information will be held in the data systems of Little Oakhurst. Only persons permitted to access your information are those employed or authorised by us.

​

Finally, please be considerate. Please try to respect the environment and your fellow glampers. If you’re staying up late then keep the noise down so that others can sleep, and if you’re up at dawn with young children then try not to disturb those who are still asleep.
